Pender Harbour-Egmont (Area A) is the largest electoral area of the Sunshine Coast Regional District at 1,950.3 hectares. It has just 10% of the population, but that swells in summer with visitors and non-resident property owners.
Statistically, the area is shared by 7.3 people per km/sq. Typical Pender Harbourites live with another adult in a single-family, detached home that they own.

- Full-Time residents: 2,642.
- Part-Time residents: 1,700.
- Absentee home owners: 852.
- Seniors: Nearly 40% of the 55+ age group of the Sunshine Coast (the largest segment of the population) makes Pender Harbour their home. Over 90% of those over 65 live alone, in their own homes.
- Growth Rate: The annual growth rate of Pender Harbour is 10.5%. The population of Area A was predicted to hit 5,000 by 2010, but we estimate it’s far less than that. The global economic crisis was undoubtedly a factor. The population of the Sunshine Coast is expected to increase by 18% by 2017.
- Ethnicity: 90% of Sunshine Coast residents are English-speaking and 54% are at least third-generation.
- Religion: 44% reported no religion.
